SAMPLE CERTIFICATE OF TITLE

JAMAICA

Certificate of Title under the Registration of Titles Act

DANIEL DOE of 23 West Street, Ocho Rios in the parish of Saint Ann, Accoun-

tant, RICHARD ROWE of Lot 44 Rio Bravo, Tower Isle in the parish of Saint

Mary, Haulage Contractor, and STEPHEN SCULLY of Broadlands, Chalky Ridge

Estate, Ocho Rios in the parish of Saint Ann, Engineer, are now the proprietors of

an estate as joint tenants in fee simple subject to the incumbrances notified hereun-

der in ALL THAT parcel of land part of ANTILLEAN PARK formerly part of

TOWER HILL in the parish of SAINT MARY being the lot numbered FIFTEEN

on the plan of part of Antillean Park aforesaid deposited in the Oce of Titles on

the 4th day of August, 1961 of the shape and dimensions and butting as appears by

the plan thereof hereunto annexed and being the land comprised in Certificate of

Title formerly registered at Volume 555.

The land above described (hereinafter called “the said Land”] is subject to the

undermentioned restrictive covenants which shall run with the said land and shall

bind as well the registered proprietor their heirs personal representatives and trans-

ferees as the registered proprietor for the time being of the said land their heirs,

personal representatives and transferees and shall enure to the benefit of and be

enforceable by the registered proprietor or proprietors for the time being of the

lands or any portion thereof now or formerly comprised in Certificate of Title reg-

istered at Volume 333 Folio 22.

1. There shall be no sub-division of the said land.

2. Antillean Park Limited shall not at any time be liable for an part of the cost of

any fence dividing the said land from other lands belonging to the said Caribbean

Park Limited.

3. No bath water, sullage water or water used for domestic purposes

in respect of the said lands or any part thereof or any water except storm water

shall be permitted or allowed to flow from the said lands or any part thereof on the

remaining portion of the said lands or any road or street adjacent thereto but that

all such water as aforesaid shall be got rid of by being run into an absorption pit or

pits or any evaporation or absorption or percolation on the said lands.

4. There shall be erected on the said land water closets discharging into a cess or

absorption pits constructed in accordance with the regulation of the Public Sanitary

Authority.
