LEASE AGREEMENT

THIS AGREEMENT is made this_________day of_________, [2005], BETWEEN

the Party described in Item 1 of the Schedule hereto (hereinafter called ‘the Land-

lord’) of theONE PART and the Party described in Item 2 of the said Schedule

(hereinafter called ‘the Tenant’) of the OTHER PART.

WHEREBY it is agreed as follows:

PREMISES AND LETTING: The Landlord lets and the Tenant takes

the more particularly described in Item 3

of the said Schedule hereto (hereinafter

called ‘the rented premises’).

2 TENANCY: The Landlord shall grant and the Tenant

shall accept a lease of the rented premises for

the term set out in Item 4 from the______

day of______[year] at the monthly rental

set out at Item 5 of the Schedule and pay-

able in a manner provided therein.

3 TENANT’S COVENANTS: The Tenant agrees:

(1)

to pay the rent at the times hereinbe-

fore mentioned;

(2)

to pay a security deposit of $[amount]

at the commencement of the term

hereby created, to be held by the Land-

lord throughout the duration of the

term of the tenancy for the purpose

of defraying therefrom any expenses

incurred or the costs of remedying

any damage caused by the Tenant,

for example damage to the rented

premises, which the Tenant has been

requested but has failed to make good.

If the Tenant defrays all expenses

incurred by her and has performed all

and singular her obligations hereunder

at the end of the term of the tenancy,

then the said security deposit will be

returned to the Tenant at the end of

the said term, free of interest;

(3) to keep and maintain the interior of

the rented premises including all win-

dows, walls, electrical and sanitary
